5.11 is currently seeking a Real Estate professional with a solid record of accomplishments in the capacity of Real Estate Manager.

This new position will report to the Director of Development and will be responsible for the overall management and execution of the Real Estate development process, including strategic planning and site selection, deal negotiation, REC presentation, project budgeting, entitlement and permitting for 5.11 locations within a defined region.

The position will work closely with the Store Operations, Design & Construction, Real Estate Committee, Legal, Lease Administration, Facilities/Maintenance and Finance departments within the organization. Duties inclusive of, but not limited to, strategic growth modeling within the defined areas, broker management, site selection and negotiate new LOIs and leases.

Primary Duties And Responsibilities


  • Develop and maintain a Real Estate Strategy for assigned territory that aligns with the overall corporate strategies and initiatives. Develop a strong working relationship with the internal and external Business Leaders, brokers, landlords and developers within assigned territory. Key components of this strategy include:
  • Rapid high growth store openings and protecting existing market footprint.
  • Utilize corporate internal analytics & modeling platform tools in order to efficiently determine the key markets and sites to target.
  • Must be able to have tough negotiations for potential new stores in order to meet corporate standards and financial expectations.
  • Develop and deliver impactful New Site presentations to convey facts, articulate strategies and financial models meet all corporate standards; Market Reviews, New and Relocation store presentations will be given to the Real Estate Committee (RESAC), on a regular monthly basis.
  • Partner on all important Real Estate decisions in assigned territory by developing a strong working relationship with the Director of Development, Store Operations Team and Design/Construction teams.
  • Collaborate and work with Legal and Lease Administration Teams on all Real Estate related activities in assigned territory.
  • Participate as an advisor Continually analyze existing stores to determine if they should be relocated, repositioned, or closed.

Required Qualifications

  • Minimum of 5 years of retail real estate experience is required to be considered for the position
  • 5+ years of Microsoft Office suite experience. ESRI/Geographic Information Systems (GIS) experience


  • Position will be field based and can be based anywhere in the U.S. Preferred candidate based on the eastern half of the country, but not required.
