Construction Loan Administrator, Full-Time

Summary: Responsible for servicing a portfolio of construction loans during the construction phase by effectively identifying and managing potential credit risk. Process construction loan draws in accordance with established procedures. Serve as the processing point of contact for commercial and residential mortgage loan officers to resolve construction loan related questions and issues. Monitor the progress of construction projects and clear construction disbursements.
Responsibilities: include but are not limited to the following. Other duties may be assigned.
  • Monitor construction projects by identifying any potential credit risks and managing the process to mitigate those risks.
  • Order and review inspections, title updates, subsequent surveys and appraisals as needed.
  • Analyze draw requests and ensure disbursements are in conformance with terms and conditions of approval and recommendations of inspector’s report.
  • Reconcile construction loan disbursements against construction budgets, including change orders and site inspection results.
  • Utilize third-party construction loan management software to ensure draws are processed correctly, project completion percentages are accurate and the amount advanced under the construction loan is commensurate with established policies, procedures and guidelines. Monitoring of progress of completion.
  • Regularly reviews, analyzes and processes draw requests, budget reallocations and collateral releases for commercial real estate and/or multi-family construction loans based on project completion. Ensure required information has been collected and submitted.
  • Coordinates funding of loan settlements and regular draw takedowns with the appropriate internal departments.
  • Identifies critical risks or project setbacks through careful analysis of submitted documentation, such as budget allocations, invoices, site inspections and lien waivers.
  • Set-up, lead and monitor project plan including budget spreadsheet, disbursement guidelines, draw request review and equity letter.
  • Ensure all loan disbursements are in accordance with the original credit approval and any subsequent deviations are approved by bank personnel with proper authority.
  • Visit construction sites to document project completeness.
  • Report all audit findings as well as day to day occurrences within the floorplan and construction business lines.

  • High School diploma or equivalent. College coursework preferred.
  • Two or more years of applicable experience with loan and disbursement systems preferred.
  • Two years’ experience with commercial and residential real estate loan documentation, appraisals and inspections including construction contracts, budgets and draw monitoring process.
  • Strong organizational skills and attention to detail.
  • Strong customer service orientation.
  • Professional demeanor with excellent communication and interpersonal skills.
  • Ability to work independently with strong work ethic.
  • Ability to work in all weather conditions.
  • Ability to problem solve, prioritize tasks and meet required deadlines.

  • Ability to use a calculator, computer and applicable software.
  • Ability to use Microsoft Internet Explorer and Microsoft Office programs, specifically Word, Outlook and Excel.
  • Ability to travel. Occasional travel may be required.
  • Valid driver’s license.
