Job Description

Position Purpose

Global procurement is committed to deliver a significant contribution towards Brambles growth goals, enabling the markets to win through procurement using breakthrough category strategies and sourcing execution to support operating margin improvements and competitive advantage. The prime accountability of the role is to assist in driving value through ensuring the commercial elements of spend in the categories of Real Estate & Facilities Management are executed brilliantly with our vendors

Serves as the Deputy Real Estate Manager in the support of North American real estate team. Deputy Real Estate Manager handles some or all of the following: budgeting and forecasting requirements, monitoring leases for CHEP Pallets and CHEP Container facilities in North America (United States, Canada). Facilities may include multiple geographic regions, and each region may involve more than one service center and multiple operations teams. Interfaces with Procurement to report savings via established KPI’s. Establishes and maintains frequent contact and collaboration with senior operations managers, planning team and financial officers to ensure alignment with the latest business direction and real estate strategies

Scope

  • Maintain established market development plans in addition to making recommendations on real estate execution strategies for new site selection and relocations

  • Obtain and analyze data concerning desirability of available sites regarding activity, area demographics, site attributes, site costs, code requirements, etc. for the development of a strategic expansion plan for each geographic region

  • Maintain status of current market conditions in assigned territory to include knowledge of all competitive changes in the market area to project future growth and create long range development plans.

  • Work with the Team to identify, evaluate, and negotiate deals for new locations and relocations to obtain the best available sites within the most reasonable terms

  • Plan and conduct market tours with brokerage partners for corporate leadership to secure preliminary approval of prospective site opportunities

  • Prepare and participate in the presentation of real estate site packages for approval. This includes a comprehensive analysis for each proposed lease, which should accurately reflect all economic, real estate and legal issues pertinent to the lease

  • Support the management and coordination of our broker Team

  • Develop and maintain strong business relationships with brokers, landlords, developers

  • Engage with project team members including Legal, Finance, Operations, Architecture, and Construction while maintaining an active role in the transaction from Site Approval through project completion

  • Support Asset Management team with RE guidance on lease renewals, property disposition, and/or property acquisition of existing locations

  • Participate in weekly meetings and provide up to date project status reports regarding acquisition of sites and associated critical dates

  • The Deputy Real Estate Manager is expected to work well in a collaborative team environment and be able to work effectively in the field and office with minimal direction

  • Understands and upholds CHEP’s commitment to safety in all facets of operation including construction, repairs/maintenance, and daily operations of offices and service centers. This will include completion of CHEP’s annual training requirements

  • Understands the safety requirements in CHEP’s service centers, observe and report any violations/hazards, and work to maintain a safe and healthy work environments for all employees

  • Supports the Corporate Real Estate budgeting process and reporting: working with the Senior Real Estate Manager to develop budgets pertaining to projects across region

  • Oversee portfolio administration services and manage portfolio deadlines

  • Performs other responsibilities associated with this position as may be appropriate

Major/Key Accountabilities

  • Support the implementation of the 5-year strategic plan with the North American leaders and Global procurement, identifying both quick wins and longer-term concepts that will drive cost control and network improvements

  • Implement the agreed deliverables (targets) for the category of Real Estate in North America

  • Deliver against all KPI’s i.e. savings targets and budgets etc

  • Contribute to developing ways of working as a team, processes policies and be working on projects at lease 24 months in advance following the standard sourcing methodology to engage stakeholders early.

  • Working alongside 3rd parties and ensuring the culture and ways of working blend well with those of Brambles

  • This role demands regular interaction with operational stakeholders across the Brambles organization

  • Developing long term sustainably relationships with internal stakeholders will be the key to success

  • Management and measurement of supplier performance of the highest order will be required

Qualifications

Essential Qualifications

  • Industry qualified and certified with 5 years of related experience in Real Estate & Facility Management

Desirable Qualifications:

  • 4 year Degree in Real Estate, Finance or Business (or equivalent)

Experience

  • Proven track Record in supporting the management of a large commercial real estate portfolio in North America

  • Cost and finance management

  • Supplier management
