Under general supervision, manage the Pre-Contract/Lease property evaluation process and coordinate information hand off to the Project Manager at open escrow for the Real Estate Development department. Provide technical review and support regarding existing store property issues. This includes communication and management of architects, civil engineers, and review of all material including but not limited to, contracts / leases, feasibility studies, building plans and site plans.

  • Direct communication with Real Estate Development Project Managers.
  • Review of preliminary site information provided by Strategy team.
  • Assign and review Technical Site Evaluations (TSE) from architect / civil engineer.
  • Review of TSE and handoff of all Prefeasibility information to the RED Project Manager.
  • Reviews and represents the RED and Construction departments with property notifications, takings and Real Estate Administration requests of existing properties.
  • Coordinates multiple projects and deadlines accurately.
  • Troubleshoots and resolves moderately complex feasibility and/or other processing obstacles.
  • Stays current on the latest industry technologies, trends and strategies.
  • Assists employees, vendors or other customers by answering questions related to Real Estate Development processes, procedures and services.
  • Completes work in a timely and accurate manner while providing exceptional customer service.
  • Other duties as assigned.

  • This position requires a minimum of 3 years real estate due diligence/ feasibility experience, including understanding ALTA surveys, development plans and reports.
  • Understanding REAs, CCRs, CUPs, and PUDs preferred.
  • Knowledge of Phase I Environmental Site Assessment (ESA) and Geotechnical Reports beneficial.
  • Intermediate level computer experience, including skills in Microsoft Word, Excel and PowerPoint is necessary.
  • CADD knowledge and experience beneficial.
  • Ability to identify complex problems, review information to develop and evaluate options is essential.
  • Ability to work efficiently under pressure, accurately meet deadlines, present a professional demeanor and work well independently is required. Also must be extremely organized.
  • Demonstrated ability to communicate across all levels of the organization, present complex ideas concisely and clearly articulate ideas verbally and in writing is necessary.
  • The ability to work efficiently and accurately under pressure, meet deadlines, present a professional demeanor and work well independently is essential.
  • Customer service skills including the ability to manage and respond to different customer situations while maintaining a positive and friendly attitude is essential. In addition, troubleshooting and organizational skills with a can-do attitude and the ability to adjust to changing requirements are essential.

Educational Requirements:
  • This position requires a Bachelor's degree in Real Estate Development, Civil Engineering, Construction Management, or related field; or a combination of Associate level education and work experience. Acceptable equivalent experience may include Commercial Facility Management, Property Management, Paralegal, or Civil CADD Technician.
  • Additional college level business related classes are beneficial.
  • Paralegal experience is preferred.
