Primary Responsiblities:
Determine trends and analyze the portfolio of stores utilizing our real estate data base to assist with negotiations and to find opportunities to create value within the Dollar Tree portfolio of stores.
Help develop and manage relationships with landlords and other retailers through participation in meetings, attendance at regional and national ICSC conferences and through direct negotiations involving lease issues.
Participate in select market tours with upper management during the course of the year.
Research and produce real estate market information upon request for Portfolio Management.
Facilitate the administration and execution with Lease Administration and Finance of the Key Date Workflow process in SLM.
Assist Director of Portfolio Management in resolving day-to-day key date issues.
Prepare weekly Portfolio Summary report highlighting and tracking the accomplishments of the Portfolio Management Group.
Maintain Portfolio Tracking Chart, a project file identifying all approvals and cost saving analysis, for executive oversight and review.
Produce Quarterly Portfolio Summary for executive review.
Coordinate with the Tenant Coordinators the production and distribution of Portfolio Summaries (Relo & Expansion Pipeline, Bottom 200, Crown Jewels, and Potential Closing List) for executive oversight and review.
Coordinate with Finance in order to finalize and distribute the Portfolio Data Sheets quarterly.
Coordinate the production and maintenance of the tracking report for the late delivery of new, relo’d, or expanded stores. Initiate and lead the monthly Late Fee meetings during which we review with multiple departments the status and viability of collecting late fees on stores which the Landlord failed to deliver on time.
Facilitate issue resolution between Leasing, Legal, and Executive approvals on projects initiated by Operations including the Capital Improvement program and 4 th quarter storage requirements as well as on our Frozen/Refrigerated Program. Frequent interaction with landlords is often required to resolve this responsibility..
Maintain an updated Landlord List. This task requires communication with the Landlord in order to confirm the accuracy of our list.
Provide backup assistance with Leasing/Real Estate, frequently working directly with the Sr VP as well as the other VP’s and Directors within the department, on special projects within the department.
Works closely with Real Estate Managers and Portfolio Managers to complete new leases and renewals for Dollar Tree stores.
Receives significant exposure to regional and national landlords.
Gains valuable hands on experience in retail commercial real estate. Minimum Qualifications:

B.A/B.S degree required
Strong working knowledge of advanced Excel spreadsheet concept
Strong understanding of general computer software
Good analytical skills required
Strong interpersonal skills required
Negotiation experience a plus
Commercial real estate experience or education a plus.
