Responsible for market analyses, site selection, lease negotiations for new store locations. The position interfaces with landlords, developers, other real estate professionals, store operations and senior management .

Principal Duties and Responsibilities - Primary responsibilities listed in order of importance
Develop and implement market strategies in geographic region to ensure that Dollar Tree is the market leader
Analyze demographics and sales forecasts to ensure viable market entries that will meet the Company’s return on investment requirements
Identify potential sites for new stores, relocations and expansions.
Prepare and present those sites to the Real Estate Committee and Senior Management for approval
Prepare and fully negotiate a letters of intent and LL work letters
Work with store development, construction and legal to ensure the timely opening of projects in geographic region
Track existing competition growth strategies and provide recommendations for Dollar Tree based on competitive strategies
Develop and maintain relationships with real estate community, developers, retailers and brokers; including attending local ICSC events where required
Provide recommendations and analysis for all lease renewals within respective region. Negotiate rent reductions, lease extensions, etc. when applicable
Establish and administer policies and procedures that ensure good work habits, expense control, high level of work performance, and customer service

Minimum Requirements/Qualifications - Summary of knowledge, experience and education required.
Extensive travel
3 to 10 years experience in retail real estate
Computer skills - excel, word, internet
Customer service oriented
Able to work independently and highly organized
