Job Summary:

We are seeking a full-time Senior Construction Manager role responsible for residential acquisition and remodel projects. This position is responsible for planning construction projects and overseeing their progress in a timely and cost-specific manner. Incumbent is wholly responsible for the implementation and scheduling of residential acquisition and rehab projects; and will report directly to the Reno based District Construction Manager.

The Senior Construction Manager will also partner with Reno based District Acquisition Manager to facilitate the business critical and timely acquisition of investment properties including use of industry judgement to determine the properties’ major and immediate needs for rent ready condition.

Success in this role requires excellent time management skills, knowledge of construction procedures and practices, problem-solving skills, and strong business communication skills.

Responsibilities:

  • Oversee construction processes according to schedule and scope of work while managing daily and assigned tasks - including but not limited to construction processes, maintaining budgets, and weekly reporting on outcomes
  • Manage and facilitate the successful rehab of residential acquisition purchases
  • Develop and maintain successful relationships with trade contractors to deliver properties on time and within budget
  • Negotiate and hold contractors accountable to terms of agreement; obtain all required permits and licenses
  • Perform daily walk-throughs on properties to ensure contractors are present and work is being completed as outlined
  • Monitor construction sites regularly to ensure compliance, productivity, and on-time scheduled deadlines are being met
  • Inspect plumbing, electrical, and other systems to ensure that they are rent ready and meet code
  • Plan to prevent problems with rehab properties and resolve any current or emerging ones
  • Ensure quality construction standards and the use of proper construction techniques
  • Proven ability to work in a fast-paced environment where time sensitive tasks are crucial to the overall success of the company
  • Professionally aggressive follow through is expected

  • Perform and assist with duties, as required, to maintain workflow and meet deadlines
  • Notify management of obstacles, equipment or operating problems requiring the need for additional support and/or supplies
  • Participate in meetings and workgroups to acquire and maintain necessary levels of knowledge relating to business developments, industry requirements, policies, and regulatory guidelines; collaborate on projects and communicate issues
  • Ensure all safety precautions are followed while performing the work
  • Follow company standard operating procedures (SOPs) and policies
  • Perform tasks, special projects and other duties as assigned
Requirements:

Requirements

  • 5+ years successful and proven working experience in construction management
  • Current and established trade vendor relationships in the local area
  • Valid driver’s license
  • Organize and develop budget and project time frames, manage vendors, and ensure quality control and assurance for rental readiness
  • Demonstrated ability to follow through on all fronts
  • Advanced knowledge of construction management processes, means, and methods
  • Expert knowledge of building products, construction details and relevant rules, regulations, and quality standards
  • Strong working knowledge of Microsoft Excel; familiarity with construction management software packages
  • Self starter, problem solver, team player with strong communication skills; competent in conflict and crisis management
  • Strong organizational skills, specifically problem management, multitasking, and time-management
  • Ability to communicate in a professional manner

Preferred

  • BS degree in construction management, architecture, engineering or related field
  • 3+ years Residential Construction Experience
  • Experience working with real estate investors strongly preferred
  • Pre-existing vendor relationships with contractors
