Director of Housing Choice Voucher (HCV) Leasing
Job Description
The Director of Housing Choice Voucher (HCV) Leasing is responsible for providing support leadership, direction, and oversight within the Main Street Renewal HCV Leasing department. Specific areas for this role are the HCV Leasing team, and some operational team members. The major focus of this role will be to operate the day-to-day Housing Choice Voucher applicant, team, Housing Authority team and MSR strategy.
This is a full-time position, with typical days of work being Monday through Friday, 8am-5pm CST. Frequent evening and weekend work may be required as job duties demand. Minimal travel is required. This position will report to the VP of Leasing.
Major Areas of Responsibility
  • Housing Choice Voucher:
    • Work with Asset Management to determine and maintain population of homes eligible for local Housing Authorities (HA) assistance by market
    • Maintain HCV workflows in Yardi and Salesforce. This may entail a total re-work and process re design of the entire HCV workflow including working with IT to enhance and improve functionality.
    • Maintain the total leasing qualification process in the leasing workflow
    • Maintain all prospects, applicants and approved future HA resident tracking from prospect to move in
    • Maintain HA aging report along with communication to individual HA to schedule inspections, utilities, and failure reports
    • Identify HA that does not maintain 45-day window approval to move in. Communicate and work with these HA to either get within the window or we may not be able to work with the local HA. (Subject to Source of Income Locations)
    • Prepare standardized CMA process (with Asset Management – Prism or other source) for documentation on final rental amounts
  • Leasing Team Operations: (SME)
    • Manage (along with VP Leasing) the conventional operations team which includes but is not limited to
      • LDR process
      • Development of Process and Procedures
      • Lease Documentation
      • Credit Screening checks
      • Leasing helpdesk
  • Ensure all Leasing Department employees are knowledgeable of and in compliance with company procedures, referred to as ‘Branch Best Practices’ (which includes all local, state and federal laws), by sufficiently training all staff and by the use of corporate reporting and audits
  • Ability to execute operations based on analyzing required reporting data
  • Perform spot audits of HCV leasing inbox to ensure 24 business hour turnaround is occurring per MSR expectations
  • Licensed Real Estate Agent preferred, not required
  • Minimum of 5+ years with Housing Choice Voucher and/or Leasing experience
  • Undergraduate degree preferred, not required
  • Must have a current and valid driver's license
  • Management experience within the HCV, Leasing, or Property Management industry with a minimum of three direct reports
  • Possesses excellent communication and people skills
  • Ability to create, maintain and convey data of applicant, prospect and leasing reports to staff, as well as effectively communicate reporting to VP of Leasing
  • Proficient with Microsoft Office, including Outlook, Excel and Word; as well as prospect and resident management systems
  • Must be able to multi-task in a fast-paced work environment
  • If working remotely, the Director is expected to provide the same level of support and accessibility as when onsite

  • We will pay a $3,000 sign-on bonus with a 12-month stay requirement if you have an active Real Estate License
  • This is a work from home position, so requirements include:
    • High Speed Internet connection
    • Dedicated Home office workspace
  • Main Street will provide all equipment and a monthly stipend for internet and office supplies
  • Additionally, Main Street will provide a one-time office setup reimbursement
  • Travel to our properties around the metro area may be required.
