Job Summary

As a Senior Asset Manager at Summit Property Partners, you will play a critical role in overseeing the performance of our diversified real estate portfolio. You will work alongside a dynamic team committed to maximizing asset performance and delivering exceptional value to our clients.

About the Role

Located in our Seattle office, this full-time position offers a collaborative work environment where you will engage with a range of stakeholders, from tenants to institutional investors. This role is unique as it combines strategic oversight with hands-on management of properties, providing an opportunity to influence key decisions that drive our business forward.

Key Responsibilities

  • Asset Optimization: You will be responsible for implementing strategies that enhance asset performance, including revenue growth and cost reduction initiatives. By analyzing financial and operational metrics, you'll identify opportunities for improvement and work closely with property management teams to execute your recommendations.
  • Financial Analysis: Conducting comprehensive financial analysis is key to this role. You will prepare detailed forecasts, cash flow models, and budgets to understand each property’s performance. Utilizing tools like ARGUS and Excel, you will present findings to senior leadership, guiding investment strategies.
  • Tenant Relations: Building and maintaining strong relationships with tenants is crucial for sustaining cash flow and occupancy levels. You will interact directly with tenants to understand their needs, address concerns promptly, and ensure satisfaction, thereby fostering long-term relationships.
  • Capital Planning: You will play a vital role in preparing and executing capital plans for property improvements. This includes identifying necessary repairs and upgrades, providing recommendations for capital expenditures, and managing the budget to ensure projects are delivered on time and within scope.
  • Market Research: Staying informed about market trends will enable you to make informed decisions. You will perform market analysis to understand competitive positioning and advise on potential acquisitions or divestitures based on informed data.
  • Reporting: Regular reporting on portfolio performance will be integral to your role. You will prepare detailed performance reports and present these findings to stakeholders, ensuring clear communication regarding asset status and strategy outcomes.

Qualifications

  • Bachelor's degree in Finance, Real Estate, Business Administration, or a related field. A Master’s degree is a plus.
  • 5+ years of experience in asset management, preferably within commercial real estate.
  • Strong financial modeling skills, with proficiency in ARGUS, Yardi, and Excel.
  • Excellent analytical and problem-solving abilities.
  • Demonstrated experience in tenant relations and property management.
  • Strong communication and interpersonal skills, with the ability to collaborate effectively with team members and external stakeholders.
  • Real Estate License preferred but not required.
  • Knowledge of market trends and regulatory issues impacting the real estate industry.
  • Ability to manage multiple projects and meet deadlines in a fast-paced environment.
