Director, Real Estate Market Research

The Director of Real Estate Market Research is responsible for key planning, support and analytical work for successful implementation of new store growth plan. This position is the "owner" of sales forecasting modeling tools, directly responsible for the use of the model, including site by site analysis and market optimization and analysis. This position supervises and manages team members in order to accomplish day-to-day and strategic goals.

Hybrid Role | Mostly come into office 3-4 days/weekly
  • Evaluate sales projections and market planning strategy, including implementation, systems development and maintenance, data updates, and staff supervision.
  • Plan potential new and relocation opportunities to support deal pipeline in order to meet Tractor Supply Company (TSC) objectives.
  • Maintain a profitable network of stores through a market enhancement strategy for existing markets. Analyze the current performance/profitability, real estate characteristics, and competitive environment for stores within a market area. Create and maintain a company-wide optimization plan.
  • Prepare and present a comprehensive market overview, surrounding store review, competitive positioning overview, and sales projection review to the Real Estate Committee monthly.
  • Partner with real estate dealmakers to conduct research that leads to new store opportunities, including real estate initiated site screening, as well as the use of custom built site forecasting systems to find and screen potential locations that meet TSC's market optimization plan.
  • Lead internal consulting projects that require spatial and/or financial analysis as directed by management.
  • Establish uses and potential outcomes for use of customer relationship management (CRM) program information and feedback.
  • Manage vendor/partner relationships for real estate research systems.
  • Manage and develop team members who are responsible for real estate research.
  • Manage the annual budget for assigned functional area, specifically tied to software and analysis tools.
Experience : 5-10 years of experience in market planning or site analysis in the retail environment.

Education : Bachelor's degree in Geography, Spatial Analysis, or related field is required. Master's degree in Geography, Spatial Analysis, or related field is preferred.

Any suitable combination of education and experience will be considered.

Other knowledge, skills or abilities :
  • Technical understanding of modeling software, data, and use.
  • Strong problem-solving, organizational, and time management skills.
  • Strong analytical, communication, and leadership skills.
  • Ability to work independently.
  • Detail-oriented approach to work.
  • Proficiency using Microsoft Office, particularly Excel and Access, along with other database systems and mapping/spatial analysis tools.
  • Working knowledge of predictive modeling tools, as well as their use and application
