JOB DESCRIPTION:

  • Prepare scopes of work for work required on a site that are outside the on-site maintenance skills or staffing capabilities.
  • Contact approved venders/contractors to bid on scopes of work.
  • Review bids submitted by contractors to assure they are in accordance with the scopes of work and that all submitting contractors have provided like bids.
  • Make recommendation of the contractor that would be the best choice in the Regional Construction Manager’s opinion.
  • Submit required insurance, information, and documentation to the home office for contract preparation.
  • During the time frame all contract work is being done the Regional Construction Manager will be responsible for appropriate inspection of the work being performed up to and including the final inspection.
  • Regional Construction Manager will contact home office to confirm funds may be released based on the completion point of the work.
  • Participate in due diligence activities to assist the acquisitions team in identifying the property needs interior and exterior.
  • Preparation of information as required by company’s current reporting standards.
  • Work closely with the operations team, specifically regional managers, and property managers to communicate progress and resolve issues of work under construction.
  • Consult with architects, engineers, designers, and property management to resolve design issues.
  • Review and maintain budgets as well as explore alternatives to keep project within budget.
  • Build and maintain a partnership with subcontractors, municipalities, and inspectors.
  • Maintain a high level of attention to detail to ensure quality standards are met.

REQUIREMENTS:

  • Five years related work experience, three years of which must have been in the apartment industry.
  • General knowledge of and skill in a variety of building construction or maintenance and repair practices and techniques used and knowledge of safety practices and procedures related to the assigned trade areas.
  • Ability to understand and follow oral and written instructions; to communicate effectively; to prepare estimates of time and materials required for assigned work; to apply quality and safety standards; to complete logs and prepare records and reports.
  • Work involves exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises.
  • Extensive physical activity. Requires strenuous physical work; at times heavy lifting, pushing, or pulling required of objects over 50 pounds.
  • Work will be performed on roof tops and will require the use of a latter or lift device.
  • Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
  • Must be willing to travel regularly to numerous project sites in and around the Midwest.
  • Must have a strong construction background including experience with permitting processes and scoping projects.
  • Prior multifamily real estate construction experience preferred.
  • Must have experience in project management that entails managing a project’s budget and timeline for completion.
  • Must have experience as a liaison with general contractors and vendors.
