Your role at Orbit.

A fantastic opportunity within our Property Management team. Working on a diverse portfolio of properties, you will act as the ‘Face of Orbit’ to deliver outstanding service to our internal and external customers. You will take ownership of your diverse portfolio and deliver a cost-effective management service. We are ideally looking for an individual with a background in block management and/or housing who is highly customer focused and able to apply a keen and innovative problem-solving mindset to resolve customer issues.


This role is based regionally covering a portfolio along the East coast of Suffolk. Flexibility will be required to support the wider Property Management team working across East Anglia. Your own transport is essential.


This role includes occasional emergency out of hours duties. Further details on this can be discussed at interview.


What will help you make a difference.


  • Excellent knowledge of building maintenance, repair management and management of communal areas
  • Experience in inspecting the delivery of estate services including grounds maintenance and cleaning
  • Good knowledge and practical experience of identifying and addressing health and safety hazards and fire risks within communal areas
  • Relevant property management experience managing communal areas of estates, residential property management experience or similar
  • Knowledge of relevant legislation (e.g. Landlord & Tenant Act, RICS Code etc.)
  • An understanding of the operation of service charges
  • A pro-active and practical but innovative attitude to problem solving with the ability to make decisions
  • Commercially aware with experience in working with contractors on the delivery of repairs and estate services
  • Excellent written and verbal communication skills with the ability to communicate confidently
  • Flexible approach to travel and working hours to accommodate customer meetings and out of hours rota
  • Experience of working in a fast-paced, customer-focused environment
  • Experience of reviewing and interpreting Tenancy Agreements, Leases and Land Registry documentation
