Overview:
This position is responsible for planning and directing all aspects of the Company's real estate and construction activities, including land/building acquisitions, leasing, construction, and site location.

This position is responsible for acquisition/disposition strategy, lease negotiations/administration, asset management, property repairs and maintenance, market analysis, permitting, and re-development activities, while influencing, developing and implementing real estate strategies for the company.

Responsibilities:
  • Maximizes the performance and value of real estate assets that are leased and owned through strategic planning and improving net operating income through leasing, lease terminations, acquisitions and dispositions of real estate assets.
  • Prepares and executes strategic portfolio business growth plan, budgets, and financial forecasts.
  • Provides expertise in the strategic planning of real estate assets; develop strategies which best support corporate/business unit objectives while maximizing the return on capital employed.
  • Evaluates and provides direction and approval to a staff responsible for lease negotiations, construction, and all areas of the TSC Real Estate function.
  • Determines and articulates the business and financial rationale to support real estate transactions.
  • Keep stakeholders in-the-know by preparing materials for Board of Directors meetings, monthly Real Estate Committee meeting, and ad-hoc analyses for investors and Board members.
  • Oversee the construction team, both internal and external and managing construction planning and processes.
  • Responsible for all construction efforts regarding the design and completion of all projects including new construction, retrofit construction, renovations, remodels, signage, and major maintenance issues.
  • Creates, designs, and implements architectural construction design on all new and remodel construction efforts as required and approved by the company.
  • Prepares and maintains budgets, forecasts and reports financial performance relating to all construction, architectural, surveying and final execution of all store construction functions.
  • Builds teams of general contractors and architects to perform on new store retrofit and remodel projects through rigorous and consistent vetting via the Scorecard process.
  • Oversees and participates collaboratively on negotiations for all contracts with general contractors and administers company billing procedures.
  • Monitor team performance and results and implement continuous improvements to maximize productivity, profitability, and service.


Qualifications:
Experience : Bachelor's degree in real estate, business, or related field preferred. Master's degree preferred.

Education : 12-15 years real estate and construction experience in a senior leadership role. Multiple site management within a retail environment preferred. Any suitable combination of education and experience will be considered.

Professional Certifications :

Other knowledge, skills or abilities : Ability to formulate, implement, and manage effective cost reduction strategies. Demonstrate strong, problem solving, communication, organizational, time management, and multi-tasking skills. Strong and current knowledge of land development, engineering, planning and architectural practices and functions as related to construction responsibilities. Strong and current knowledge of construction industry terminology, methods, materials and practices. Proven management and leadership experience within a retail real estate environment.
