Purpose of the Job

The Home Equity and Land Loan Processor is responsible for processing real estate loans, working with our member owners and representatives from all delivery channels to meet members’ financial needs in a professional, efficient, and knowledgeable manner. Responsibilities include review, timeline tracking, and preparation of all early disclosures, and also ensuring regulatory timelines are monitored and that TRID and NCUA guidelines are strictly followed.


Essential Functions and Responsibilities

  • Sends all pertinent member disclosures and communications as assigned within TRID and NCUA compliance time frames for equity and land loan requests.
  • Prepares files with all necessary documentation, including initial disclosure package, checklists and other additional required documentation.
  • Issues revised disclosures as needed in compliance with TRID guidelines.
  • Reviews the member's assets, liabilities, income, employment history and other factors to determine eligibility.
  • Reviews and analyzes all documentation received to determine ratios, credit and collateral acceptability including, but not limited to, reviewing, title searches, appraisals, property and flood insurance binders as required by TRID and NCUA.
  • Orders appraisals and completes a comprehensive review of the appraisal upon receipt.
  • Obtains verifications of employment, mortgage payoffs and other items necessary to document the loan application.
  • Prepares the credit and collateral packages for submission to underwriting.
  • Reviews underwriting conditions and ensure they are either signed off by the underwriter or that the necessary documentation is in the file and acceptable for closing purposes.
  • Reviews closing of third party fees to ensure compliance with TRID guidelines.
  • Coordinates delivery of the Loan Estimate and Closing Disclosure to the member in compliance with TRID timing requirements.
  • Issues revised disclosures as needed in compliance with TRID guidelines.
  • Acts as point of contact for members, title company, appraisers, Truliant staff and attorneys.
  • Coordinates loan closings with members, attorneys and Truliant closing staff.
  • Closes withdrawn, incomplete and denied applications, issuing adverse action letters as needed.
  • Reviews loan files to ensure completion of HMDA data.
  • Effectively works pipelines in various stages to completion in an environment consisting of phone calls, emails and questions, in a timely manner within service standard guidelines.
  • Maintains an on-going professional relationship with attorneys, appraisers, and other assigned vendors.
  • Works miscellaneous reports and spreadsheets as assigned.

  • Assists with other tasks and projects as assigned, to include:
    • Subordinations
    • Land Releases
    • Employee loans
    • Loss Mitigations
    • DOT/ NOTE Agreement validations
    • Wire Transfers

Knowledge, Skills, and Abilities

    • Must have sound understanding of standard concepts, practices, procedures, regulations and compliance within the Credit Administration environment
    • Must have strong knowledge of home equity and land loan processing and closing procedures
    • Must be familiar with underwriting guidelines and real estate lending compliance, including but not limited to HMDA, TRID and Fair Lending
    • Must have excellent communication skills in English, both verbal and written
    • Must have ability to work under pressure of time deadlines
    • Must have intermediate skills in Microsoft Office applications, specifically Word, Excel and Outlook
    • Must have ability to understand all business processes within the Credit Union
    • Must be detail oriented and well organized with ability to multi-task
    • Must be a self-motivator and be able to work in a team environment
    • Must be able to work in a general office environment
    • Must be flexible and able to shift resources and priorities as required
    • Must be able to complete all assignments with minimal supervision
    • Should possess a strong commitment to providing excellent service to Truliant’s members

Physical Requirements

  • Occasional standing, walking, bending, and stooping required
  • Must be able to sit at a desk for long periods of time and use a computer
  • Must be able to moderately lift or move up to 5 pounds and occasionally lift or move up to 10 pounds

Education and Background

  • High School diploma or equivalent required
  • Two or more years of recent mortgage lending experience preferred
  • TILA-RESPA Integrated Disclosure compliance guidelines required
